Listing, Selling or Buying - Please Read

Information for Listing Agents and Buyer Agents of VZ Top Condos

 
Prior to listing:  Realtors should be aware that the owner must notify the VZ Top Board of their intent to sell at the time of listing their unit with a realtor.  Notification can be sent to president@vztop.com
 
Prior to closing: 
(1) Information about the status of HOA fees and dues can be obtained from Phyllis Langley at phyllis@hobbscpa.com
 
(2) The realtor should supply the new buyers with the VZ Rules and Regulations and the Document Receipt Form that can be downloaded from this page. The realtor should request other condo documents if needed from president@vztop.com
All buyers are required to read the VZ Top Rules and Regulations. Signing the Document Receipt Form indicates they have done so.
 
(3) The Buyer Agent should obtain the signed Document Receipt Form from the buyers prior to or at closing, scan it, and email it to secretary@vztop.com. Buyers should retain a copy of the form for their records.
 
(4) The realtor should inform the buyers and the closing attorney/title company that there is a $500 transfer fee due at closing. Mail check to: Dept #5968, VZ Top HOA, PO Box 11407, Birmingham, AL 35246-5968
 
After closing:  
The owner/seller or realtor is required to supply the Board with:
(1) the names, addresses, emails, and phone numbers of the buyers which should be emailed to 
 
(2) a copy of the Closing Document form should be sent to secretary@vztop.com
 
(3) transfer the VZ Top mailbox key to the new owner.

Required documents for buyers/new homeowners

Important information if you are selling a condo at VZ Top

Prior to listing: VZ Top condo owners intending to sell their unit or any interest therein must give the Board written notice of their intent prior to or at the time of listing with a realtor. The intent of a private sale (no realtor) must be communicated in writing to the Board as well.  Notification can be sent to president@vztop.com
 
Prior to closing: Information about the status of HOA fees and dues can be obtained from Phyllis Langley at phyllis@hobbscpa.com
 
At closing:
(1) There is a required $500 transfer fee due to the Association at closing. (Sellers can determine with their realtor whether the seller pays the fee or the buyer pays it.) The check should be mailed to: Dept #5968, VZ Top HOA, PO Box 11407, Birmingham, AL 35246-5968.
 
(2) All owner obligations to the Association, such as full payment of quarterly fees, late fees, special assessments, etc., must be current at the time of closing. Prior to closing, contact Phyllis Langley at phyllis@hobbscpa.com for that information.
 
After closing: The owner/seller or realtor is required to supply the Board with:
(1) the names, addresses, email addresses, and phone numbers of the buyers and any other information the Board might need. Email to secretary@vztop.com
 
(2) a copy of the Closing Document. Email to secretary@vztop.com
 
(3) Sellers should transfer their VZ Top mailbox key to the new owners.
 
 

Important information if you are buying a condo at VZ Top

Prior to closing
(1) Buyers are required to read the VZ Top Rules and Regulations (available on this site) prior to closing. Prior to or at closing, the buyers should sign the Document Receipt Form (available on this site) and have the buyer agent scan and email it to secretary@vztop.com
Buyers should retain a copy of the Rules and Regulations and the Document Receipt form for their records.
 
(2) Information about the status of the seller's HOA fees and dues can be obtained from Phyllis Langley at phyllis@hobbscpa.com  This can be handled by the closing attorney, or the buyer or seller realtor.
 
At closing:
(1) There is a $500 transfer fee payable to the Association.  (Buyers and sellers can decide who will pay that fee at closing.) The check should be mailed to Dept #5968, VZ Top HOA, PO Box 11407, Birmingham, AL 35246-5968
 
After closing:
(1) Your closing attorney should mail the $500 transfer fee to the HOA (see address above).
 
(2) Your realtor or closing attorney should email the Closing Document to secretary@vztop.com
 
(3) The seller, your realtor, or you must supply the HOA Board with the new owners' names, addresses, emails, and phone numbers. Email to secretary@vztop.com
 
(4) The HOA requires a copy of the new deed showing ownership. The VZ Top HOA Secretary will download your deed from the Macon County website or alert you if unable to locate your deed on the site.
 
(5) You will receive a welcome email from the Association with information about the HOA, how to access the Member Information section of the HOA website, and other important information. Our Welcome Committee will also be in touch with you. We look forward to welcoming you to our community!
